山东济南二手房交易冷 租赁热

据了解，今年上半年济南二手房交易市场平淡，市民购买二手房数量有所下降，二手房价格也基本上维持在年初水平，与去年同期相比甚至有所回落，而与此相反，二手房租赁却相对火爆，房屋租赁价格直线上涨，每月租金上涨 50元— 100元不等，整个二手房市场冷热不均。

市民王晓东在燕山北区花了 800元租的两室一厅房屋合同 6月份到期，续签合同时房东将租金价格提高到每月 850元。王晓东介绍，房东说现在物价上涨，租房价格也该涨了，他去中介一打听，这个位置两室一厅的房子确实每月最少850元，现在还不太好租。百替房产的白女士介绍，今年济南拆迁多，又赶上学生毕业离校，现在租赁房源特别不好找，而且价格也上涨了 100元左右。

房屋租赁价格上涨，而买卖价格却徘徊不前，甚至有所回落，交易量也有所下滑。 市民孙燕女士告诉记者，她去了 3家中介打算买套二手房，可是今年物价上涨厉害，现在对自己的还款能力有所担忧，一旦买了二手房可能会影响到自己的日常生活，而且现在房价不太明朗，还是等等再说，万一房价降了现在买就赔了。

21世纪不动产和平店房产经纪人刘永表示，年前一个月卖出3套房子很正常，现在一个月一套也卖不出去，不开单的情况现在太正常了。 现在二手房价格也在徘徊，去年燕山小区二手房价格就达到每平方米 6300元，今年基本没涨，但市民购房趋于理性，目前对房价仍处在观望状态。

据了解，济南很多小房产中介由于市场不景气已经纷纷转行。制锦市街的一家中介负责人介绍，从春节开业到现在还没有卖出一套房子。有关专家分析，当前国内物价上涨较快，有潜在购买意愿的工薪阶层受此影响，购房还款能力下降。 此外，在国家宏观调控下，北京、上海等大城市房价出现回落也影响到济南的房产市场，很多市民仍在观望，期待房价有所下降。（记者 王海涛）
